# Roofing in Brantford, from our home base

Straight Arrow Roofing & Siding is a Brantford roofer based at 95 Cayuga St. We replace and repair shingle roofs, fix leaks, build flat and metal roofs, and install skylights, eavestroughs, soffit, fascia and siding across the city. 63% of Brantford homes were built before 1981, and the City says putting new shingles on an existing roof needs no building permit.

## Do you need a permit to re-roof a house in Brantford?

No, for a straight re-shingle. The City of Brantford's list of work that does not need a building permit includes "Installing new shingles on existing roof".[1] Some roof work does need one. The same page lists "Roof structures including a pergola or trellis 10 square meters and greater" and an "Attached garage, carport, shed or other roof structure of any size" as needing a permit, and it warns that its list "is not complete".[1] If a job changes the structure of your roof, we check with the Building Division first.

## How old are Brantford's houses, and why does that matter for a roof?

Brantford is an older city. Of its 41,675 homes in the 2021 Census, 33% were built in 1960 or earlier and 63% before 1981. Only 18% went up after 2000.[2] 61% of homes are single-detached houses, which is the roof we do most.

| Built | Homes | Share |
| --- | --- | --- |
| 1960 or earlier | 13,905 | 33% |
| 1961 to 1980 | 12,285 | 29% |
| 1981 to 1990 | 4,330 | 10% |
| 1991 to 2000 | 3,615 | 9% |
| 2001 to 2005 | 2,050 | 5% |
| 2006 to 2010 | 1,910 | 5% |
| 2011 to 2015 | 1,630 | 4% |
| 2016 to 2021 | 1,950 | 5% |
| All occupied homes | 41,675 | 100% |

On an older house, the inspection matters more than the shingle you pick. A roof from before the 1960s was often laid over boards rather than plywood, has usually been re-roofed more than once, and may carry two layers of old shingles. That shows up on the day as extra tear-off, deck repairs and new ventilation that the house never had. We look for all of it at the [inspection](https://straightarrow-dev.pages.dev/services/roof-inspections/), and the estimate says what each sheet of new decking costs before the old roof comes off.
