Do you need a permit to re-roof a house in Brantford?

No, for a straight re-shingle. The City of Brantford's list of work that does not need a building permit includes "Installing new shingles on existing roof".[1] Some roof work does need one. The same page lists "Roof structures including a pergola or trellis 10 square meters and greater" and an "Attached garage, carport, shed or other roof structure of any size" as needing a permit, and it warns that its list "is not complete".[1] If a job changes the structure of your roof, we check with the Building Division first.

On an older house, the inspection matters more than the shingle you pick. A roof from before the 1960s was often laid over boards rather than plywood, has usually been re-roofed more than once, and may carry two layers of old shingles. That shows up on the day as extra tear-off, deck repairs and new ventilation that the house never had. We look for all of it at the inspection, and the estimate says what each sheet of new decking costs before the old roof comes off.
